In July 2026, a strata council in Pitt Meadows experienced significant community turmoil following the distribution of unauthorized documents. Residents received a fabricated notice for a special general meeting and falsified minutes from a council meeting, causing confusion and distress among community members. The property manager confirmed that these documents were not issued by their office.

What happened

The incident involved the distribution of fraudulent documents that claimed to be from the strata corporation. The rogue notices, which were hand-delivered under residents' doors, referenced repairs to fencing and included personal information within the purported council minutes. The documents were identified only by the label strata.ai and failed to identify the party responsible for issuing them.

The fake notice further claimed that the meeting would involve email or written balloting, a process that is not valid under the governing Strata Property Act, which requires votes to be cast in person or by proxy. Because these notices lacked official authorization, they created widespread confusion, leading residents to demand explanations for the alleged meeting and the disclosure of private data. Experts noted that while AI tools can assist with general operations, they are not authorized for governance, notice of meetings, or the management of personal information. The incident highlights the vulnerability of communities to rogue AI-generated communications that bypass official channels and ignore legal requirements for strata governance.
